Purchase Procedure and Other Information

GENERAL INFORMATION
Location/Size:
Hill Station is located in the Akwapim Mountains a 45 minute drive from Accra. It spans an area of approximately 30 acres.

Hill Station is divided into 3 phases, each characterised by unique features views and soil variations. Phase 1 Release of plots for sale. Phase 2 Sale of DMI Developed Homes. Phase 3 development of boutique hotel and spa.

The dimensions of a plot may vary but the area will be the equivalent to a 120x120ft plot.

Price The current price of a plot at Hill Station is £5,500 ($10,000) per plot.

Site visits
Visitors (potential clients) must book site visits through DMI.

LAND PAYMENT OPTIONS
The following payment options are available for land purchases:

OPTION I
Full payment of purchase price of plot
5% discount

OPTION II
50% deposit of purchase price of plot
Balance payable within 90 days
Discount Not Applicable

Terms and Conditions of Sale
Buyer to deposit half of total cost of plot(s) at point of sale.

Balance shall be indexed to prevailing £ rate if deposit is made in local currency.

Final payment for plots shall be made no later than 90days from date of deposit.

A discount of 5% shall be applicable to all payments made in full for plots at point of sale.

No refunds can be made to buyer after full payment. Any request for refunds prior to final payment shall be issued less 25% for administration costs.

Buyer agrees to start development of his/her property within twelve months of purchase of plot(s) (at least a fence and caretaker's lodge). At your request DMI can complete the walling and building of a lodge on your site. The buyer must complete said development within sixty months. The right is reserved to re enter said property after expiration of five years if property remains undeveloped.

Buyer to pay annual ground rent in advance at the beginning of every calendar year.

Buyer agrees to pay an annual management fee for: security, garbage collection, community area landscaping at the beginning of every calendar year.

All payments can be made in either foreign or local currency at equivalent rates of exchange.

CONDITIONS OF PURCHASE
The Community shall be managed by an estate management company (the Estate Management) which shall, among other things, have responsibility for the maintenance of the high quality environs and community standards. This will ensure that property values continue to appreciate over the life of the houses to the advantage of each individual property owner.

Purchasers of property will be automatic members of the Residents Association, which will have representation on the board of the Estate Management and the right to vote.

DMI MAINTENENCE SERVICES
To ensure the continued beauty of your property, general maintenance will be required eventually. You may find it convenient to sign up to DMI’s yearly routine maintenance checks. For a fee DMI will make sure your property is maintained to a high standard – therefore ensuring it will continue to appreciate in price.

Enforcement of Bye-Laws
Normal Assembly Bye-Laws relating to Residential Areas will be kept and will be incorporated in all leases.

These will include:
Prohibitions of the rearing of animals like sheep, goats and chickens on the Estate.
Prohibitions on hawking of food and goods on the streets, pavement or sidewalks
Enforcement of regulations on noise pollution

Building Regulations
Owners wishing to develop their property shall be required to obtain the prior written approval of the Estate Management so as to preserve the architectural integrity of the Estate.

Zoning Controls
Purchasers requiring to use their properties for commercial activity should indicate their wish at the time of purchase, so that they may be allocated an appropriate plot. Commercial activity will not be allowed outside of areas zoned for this purpose.
