CONDITIONS OF PURCHASE
The Community shall be managed by an estate management company (the Estate Management) which shall, among other things, have responsibility for the maintenance of the high quality environs and community standards. This will ensure that property values continue to appreciate over the life of the houses to the advantage of each individual property owner.

Purchasers of property in East Legon Court will be automatic members of the Residents Association, which will have representation on the board of the Estate Management.

Estate Management services will include:

Maintenance Services
Refuse Collection.
Maintenance of Grassed Verges, Public Gardens and
Open Spaces, Pruning of Trees etc.
Road and Drainage Maintenance

DMI Maintenance Services
To ensure the continued beauty of your home, general maintenance will be required eventually. You may find it convenient to sign up to DMI’s yearly routine maintenance checks. For a fee DMI will make sure your home is maintained to a high standard – therefore ensuring it will continue to appreciate in price.

Enforcement of Bye-Laws
Normal Accra Metropolitan Assembly Bye-Laws relating to Residential Areas will be kept and will be incorporated in all leases.

These will include:
Prohibitions of the rearing of animals like sheep, goats and chickens on the Estate.
Prohibitions on hawking of food and goods on the streets, pavement or sidewalks
Enforcement of regulations on noise pollution

Building Regulations
Owners are not permitted to alter the external façade, so as to preserve the architectural integrity of the Estate. Any changes shall only be internal . Owners wishing to alter or extend their buildings, or in any other way develop their property shall be required to obtain the prior written approval of the Estate Management so as to preserve the architectural integrity of the Estate.

The same principle shall be observed with respect to alterations to fence walls.

Zoning Controls
Purchasers requiring to use their properties for commercial activity should indicate their wish at the time of purchase, so that they may be allocated an appropriate plot. Commercial activity will not be allowed outside of areas zoned for this purpose.

OWNERSHIP

freehold land in Ghana are only permitted for those who owned freehold before the Ghanaian consitution was changed.

All property and lands sold in Ghana since the constitution was changed should be sold leasehold.

Ghanaians can legally have leaseholds for 99 years.

Non-Ghanaians can have access to residential, commercial, industrial or agricultural land on leasehold basis for up to 50 years.

DMI will be providing Non-Ghanaians with an automatically renewing lease which will afford the same lease length as that available to Ghanaians.
