General Information
Location/Size: The Summit - Brekuso Plots are located in the Akwapim Mountains a 40 minute drive from Accra.
The dimensions of a plot may vary but the area will be the equivalent to one acre or ½ acre plot. Prices The current price of a plot at our Accra View site is $16,000 ½ acre plot and $30,000 per acre plot.

Location and amenities The site is approximately 400m above sea level. About 1 kilometre, as the crow flies, from the village of Agyimanti (400 inhabitants). The site is surrounded by farmlands and is near a new development area, where the UK Taysec (Woodrow Taylor) Group are building a new housing estate with retirement homes. Plans exist for a Golf Course in the area.
The Accra-Aburi road has been widened and resurfaced.
Electricity
Two options available: Electricity is currently at the bottom of the hill, there are plans for the electricity supply to brought to the top prior to buyers occupation of completed properties. A connection fee will apply. 2. House can have a solar powered system installed as an optional extra.
Water
Two options are available: 1. For a connection charge of approximately $2,000 one can be connected to a borehole. 2. Houses can be designed to maximise water harvesting.
The general atmosphere at the location is one of great serenity, peace and quiet. The weather is generally cool and breezy. No air-conditioning is necessary. One sleeps under blankets.
Route Descriptions
From Accra through Haatso
Legon-Madina Rd, direction Adenta Atomic Junction: Left Follow road straight upto end; T-junction at Goil Station (Dormeh junction) Turn Right (bluntest turn- more than 100 degrees) Follow road till where tarmac ended at Atomic Hills Estate. Follow the road and turn left .
From Main Road, Adenta Barrier to Aburi
Pass Peduase Lodge at the end of the serpentine road. Enter the village of Kitase. At the fruit and vegetable market of Kitase, in a curve of the main road, turn left onto dirt road direction Berekusu/Atomic Hills/ Kwabenya/Dormeh. (there are sign boards H&J, but not always visible) Follow new road past transmitter masts and Onyaase hamlet. Pass through Agyimanti village. The site is a right turn at the sign for The Summit - Brekuso.
Land Payment Options
The following payment options are available for land purchases:
Option I
Full payment of purchase price of plot 2% discount
Option II
50% deposit of purchase price of plot Balance payable within 90 days Discount Not Applicable
Buyer to deposit half of total cost of plot(s) at point of sale. Balance shall be indexed to prevailing £ rate if deposit is made in local currency. Final payment for plots shall be made no later than 90days from date of deposit. A discount of 2% shall be applicable to all payments made in full for plots at point of sale.
Terms and Conditions of Sale
No refunds can be made to buyer after full payment. Any request for refunds prior to final payment shall be issued less 25% for administration costs. Buyer agrees to start development of his/her property within twelve months of purchase of plot(s) (at least a fence and caretaker's lodge).
At your request DMI can complete the walling and building of a lodge on your site. The buyer must complete said development within sixty months. The right is reserved to re enter said property after expiration of five years if property remains undeveloped.
Buyer agrees to pay an annual management fee for: security, garbage collection, community area landscaping at the beginning of every calendar year. All payments can be made in either foreign or local currency at equivalent rates of exchange.
CONDITIONS OF PURCHASE
The Community shall be managed by an estate management company (the Estate Management) which shall, among other things, have responsibility for the maintenance of the high quality environs and community standards. This will ensure that property values continue to appreciate over the life of the houses to the advantage of each individual property owner. Purchasers of property will be automatic members of the Residents Association, which will have representation on the board of the Estate Management and the right to vote. DMI Maintenance Services
To ensure the continued beauty of your property, general maintenance will be required eventually. You may find it convenient to sign up to DMI’s yearly routine maintenance checks. Normal Assembly Bye-Laws relating to Residential Areas will be kept and will be incorporated in all leases. These will include:
Prohibitions of the rearing of animals like sheep, goats and chickens on the Estate.
Prohibitions on hawking of food and goods on the streets, pavement or sidewalks
Enforcement of regulations on noise pollution Building Regulations
Owners wishing to develop their property shall be required to obtain the prior written approval of the Estate Management so as to preserve the architectural integrity of the Estate. Zoning Controls
Purchasers requiring to use their properties for commercial activity should indicate their wish at the time of purchase, so that they may be allocated an appropriate plot. Commercial activity will not be allowed outside of areas zoned for this purpose.
